HI

I am interested in a 2 family house. Cap rate is Min 8% and potential for 11 %

There are only 2 parking spaces .

Ideally I would like many more parking spaces ,specially because is a 6 bed house plus 2 bedrooms in basement

I would like to hear your thoughts regarding Parking spaces in Multi family and how this affect value for rentals and sale

hi Matthew

it has duct work for a gas furnace .The guy told me that was going to be ok the Ac

@Bill S.

Here in North NJ for $4K you don't make a bathroom (Unless you do it yourself)

Jean

4000 is a good price in this area for air central for a 4 bedroom house

bathrooms are clean, but old

HI

Thank for your responses

The house has windows AC

I wanted to upgrade with a central air

in this house they asked me $4000 for it

HI I have a nice house for rent for $2500 in West Orange NJ

I was thinking to make it a little more appealing

What do you think?

Should I remodel 1 of the 2 bathrooms or install central air?

@Ibrahim Hughes of course,thank you .Do you know if ETF is legal in NJ?

@Bill S. I agree with you, I would like to know if ETF works in NJ

How much would you put , like 4 months of rent?

@Mark Langdon Thank you

@Sara Liskey thank you .Important point. House is in nice area, but you never know

Colleen ,Thank you

@Bill S Thank you, I don't have early termination Fee in the contract, I think that in NJ if a tenant wants to move before the lease expires, landlord should look for another tenant (and 1st tenant pays until 2nd tenant starts paying)

@Bob Derasmo .Montclair

Thank you Dawn

I am asking because NJ is special (You cannot demand more that 1 1/2 month for deposit) I dunno how would be the outcome, if they pay me deposit, plus 1st month rent, and then , next month they changed their minds ( or because they find a better house or whatever ) and stop paying

rent is $2500

Thank you Bill

Actually ,they just told me that they are baseball players
