I have a group of students that they plan to move in August but they want to secure the house, and start paying from May 1st

Is there any potential problem doing this in New Jersey?

I rented out my first family house on last May 2013 , and now the tenants are asking me if I can extend the lease until December.Its a $ 2500 a month house ,taxes are hight, and I don't want to get stuck in the winter

The house is in a nice location in West Orange

I am renting out a house for $3300-3500 range

when I run applicants in NTN they tell me "accept with conditions" co signer , rent to income"

One of the applicants was renting a house for 2800 and paid well during last 2 years

this applicant makes 100k a year plus receive 650 month income

I know that in Manhattan some people pay almost 50% of income in rent

I am not looking form an A applicant, because he is going to buy a house and move out in 1 year

can I ask a sown payment rental ?

10 k and 12 times 2500?

or any ideas?

Numbers look great!

Check the association rules (some associations have many restrictions)

Try to find out if other units are rented and how much they pay

ALSO if takes you few month to rent it out , You have like 700$ a month just in expenses (with insurance,electrical etc) But if it is a desirable unit it is a great investment anyways
