HI  My friends

I am looking for advice

Here is the situation:

I rented out a house and lease   ends on March 31/15

Tenant not sure if he is going to renew lease  because maybe he relocates out of State

He asked me to go on month to month until he actual moves ( it is his 1st year in the house)

In this city is very hard to rent out  a house from September to March ,therefore is not good for me this month to month proposal ( i would agree with him if he stayed a couple of years or more)

I wanted to offer him  a new annual lease ( exactly as we have it) with a clause that the tennat may move by 5/30/15 and the lease comes to an end, however if tenant stays beyond that date he has showed that he elected to stay in the house and lease will end at 3/31/16

is this correct? any problems? or what is a better solutions?

thank a lot

Real Estate  I would say is a good tool for savings and build up for the future

If you are consistent and "lucky" you can become comfortable, if you extremely lucky maybe rich

I personally don't trust stocks, mutual funds, for me Real Estate in my unique option

a@Bryan Hancock

Math doesn't work so well for so many years in a row

Specially when you bump to a 2007, 2008  and many worldwide changes beyond our control

Everything boils down in " IF G -d wants ,he gives the 8 figures "

I  know closely many people with more than 100M

They all had an incredible good luck at some point (kind of springboard)

And in those times people didn't pay capital gains/income tax ,etc

I agree with @AlyL

Condos in South beach tripled and quadrupled the price since 2009 ( not the same happened with SFHs )

In Northern NJ, when the houses went up like 10 %,15%  ,condos went up 30%

I bought SFH s because I am getting a much higher NET, but in the long way, good Condos are the Winners in appreciation

@Tim Uittenbroek

welcoem to BG

I love Singapore , specially  the income tax

I hope that USA adopts one day the same  model and lower our income taxes

Its going to be a win win situation, we pay less and the large companies stay here (more jobs and paying  taxes)

@DawnBrenegen

I meant to say that money doesn't make you really rich

But if you are happy with what you have , then you are really  rich
