@Reese Brown There are always available on and off market properties in Abilene. I have been wholesaling and did a few fix n flips in the Abilene area from out of state. In order to get a good deal ,you will need to buy a property that needs work. You can always dm me if you have more questions.

@Mehtab S Sahota I am a mortgage broker and investor doing flips around the Sacramento area. You can always dm here to ask questions. You can now do 5% down for owner occupied 2 to 4 unit properties. I like this because FHA is strict on the condition of the property.

@Omid Bakhtar hello I am a long time mortgage broker and investor in Sacramento. I like to locate off market properties around the Sacramento area. You might have to expand your search. There are currently zero active duplex listings in West Sac right now. The lowest closed sale was 499k in August at 640 Pecan St.

I have used directskip at 10 cents a record. I have used easybuttonskiptrace at 10 cents a record. I have used skip matrix at 15 cents a record. I dont know how to determine who has the best data. @James Gillice Look for another property manager. Get another estimate on repairs. You can take tenants to small  claims court for repairs. the challenge is always collecting the money. If they have w2 jobs you can always attach their wages. You purchased at a peak in prices so you probably wont get your down payment back after paying realtor commissions for the sale. In the long run ,it is always better to keep a rental until you can sell and buy something that is better. I have owned kc properties from out of state in the past. The property manager and tenants can ruin the whole experience.

@Lucero Cruz NarinoYou dont need a llc to wholesale. Go out and start contacting homeowners to see if you can find someone who wants to sell at a price that makes sense. You can write up the contract with your name and or assigns.

Here are the stats for the 3 county area around Sacramento. There were fewer homes for sale in Nov 2023 compared to Nov 2022 and we had fewer sales in Nov 2023 compared to Nov 2022. It makes sense that home values dropped 10% late in 2022 based on the nice supply of homes for sale. Who has the crystal ball to tell us if supply will increase in 2024?  Will mortgage rates drop like the buyers are hoping for?

@K S.@Bill B. I just want to go back in time to 2009 copy what both of you did. Buying real estate in 2009 was the best time to buy in a generation. Buying stocks in 2009 was the best time in decades. You are both winners.

Investment Info:

Condo fix & flip investment.

Purchase price: $208,000
Cash invested: $16,000
Sale price: $243,000

I purchased the condo subject to the existing financing. The condo owner was past due on his payments and did not have much equity so I purchased it subject to existing financing. I did not use a title company and sent the grant deed to Sacramento county recorders office. I remodeled the entire bathroom with new tile surround and bathtub. I painted the inside and kitchen cabinets. I only replaced some of the flooring. I also replaced the kitchen appliances.

What made you interested in investing in this type of deal?

subject to financing so no hard money lender needed.

How did you find this deal and how did you negotiate it?

It was a person that I knew and was having money problems.

How did you finance this deal?

took over the existing loan so I needed very little money for the repairs.

How did you add value to the deal?

gutted and remodeled the bathroom. painted the interior. new appliances and painted the kitchen cabinets.

What was the outcome?

I made some money. I did not make a ton of money but it was a easy remodel.

Lessons learned? Challenges?

look more closely at someones prior work. I made more repairs to items that I thought were fine.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I did it all myself. I would recommend myself to anyone needing help finding and selling a fix n flip property in the Sacramento area. As we all know now it is very difficult to find a property to fix n flip.
