The number of Homes for sale in the three county area around Sacramento has increased again according to the data in June 2024. There were 3130 homes for sale in the month of june compared to 2818 homes for sale in May of 2024. Back in June of 2023 there were just 2158 homes for sale. If this trend in the supply of homes for sale increases again next month, we will see price softening. You can click on the link above to see and read the graph.

It looks like we are trending towards a more equal seller/buyer market place. The number of homes for sale on MLS increased to 28185 in May 2024. We only had 1833 homes for sale in May 2023. I hope the number of homes for sale increases in the next few months along with a slight decrease in Mortgage rates. We also saw a decrease in Mortgage rates the last few weeks. I just locked a first time home buyer at 5.75% FHA 30 year fixed so rates are moving in the right direction.

I have good news about the supply of homes for sale in the three county area around sacramento county. There was 2371 active listings in April 2024 compared to 2039 active listings in March 2024. 1491 Homes sold in April 2024 compared to 1303 sold listings in March 2024. We only had 1672 active listings in April 2023. I am just trying to throw out some positive news in regards to Sacramento real estate. Mortgage rates just dropped a little bit in the last two weeks also.

@Antonio Ornelas Jr You can look into the citrus heights zip codes of 95621 and 95610 .I would rate citrus heights at a c plus b minus. If you are looking into a C class area then look into north highlands zip code of 95660. There are other good zip codes like 95608, 95662, 95630. A couple of zip codes that people over look are 95842 and 95843. The toughest part these days is finding a deal with equity because those get multiple offers on mls.

I hope you can see how we finally have more active listings even though if you are a buyer it doesn't seem like it for April.
There were 2039 active listings in the 3 county in March 2024 compared to 1726 in Feb 2024 and only 1586 listings in March 2023.
The number of pending listings has been going up since January which is normal not that we are in the spring buying season. There were 1603 pending listings in March 2024. The market is still very competitive. I just got beat out on a very bad fixer upper house in Citrus Heights that was not even listed on MLS.

my experience is that as a buyer I have not received responses on properties for sale except at one time when a wholesaler was selling a property outside of Abilene Tx in a very small town.

@Sandra Johnson I just posted about Jackson 30 mins ago. I have a owner wanting to sell in Jackson off market. It is tough to find out the rehab costs and ARV. I have figured out that it is in the south part of town and I guess the values are lower around there.
