@Trevor Bliss  Roseville 95747 is an A. Roseville 95661 has parts of A and some areas are a B. Roseville 95678 are a B but there are a few blocks by Riverside Blvd. I would consider a C plus. There are parts of Rancho Cordova I would consider a C. You have the correct basic idea and once you start looking at listings, you will get an idea of prices and exact areas. Antelope would be considered a B area but the closer you get to North Highlands then I would consider those blocks C types of areas. @Yev Zebrov  It is always a good time to start. It is actually a great time to start if you can find a good deal. The number of homes for sale in Sacramento, Placer , and El Dorado counties has declined significantly. There were 4457 homes for sale in July 2022. In Jan 2023 there were only 2008 homes for sale. Spring sales activities is picking up and with the low inventory of homes for sale , you will see that home prices will stop dropping. Most people just talk about getting started and find reasons not to buy their first investment property. You just need to get together with people who know the market and people who can find you deals. You will also need a couple hard money or private lenders unless you have tons of cash. @Christopher Bawiec  if you want to speed up your cold calling , you can try ringless voicemail drops or the text blasting apps that send out 200 texts in a short period of time. You cant call the do not call numbers to be safe but these methods just let you reach out to more people per day. As you can tell it takes a lot of no's to get to the yes. I know many wholesalers use off shore people to make calls for them because they charge less money. 

I get phone calls asking me if I want to sell from people not from this country every month.

@Jimmy Rojas Since he has cash you can look up all the wholesalers around the Phx area and get on their lists. They will send you off market properties at below value. type phoenix wholesale homes in google to start looking for them. If your on facebook look for phoenix investor groups and ask for off market deals.

@Kanisha Dillard If you need a property manager since your out of area, I know of a good property manager that charges a flat fee of $100.0 instead of the normal 10% fee. You can PM for their info because I think I am not supposed to promate people on the forums.

@Noah Laker  How does someone research an area to see if anybody would even rent short term?  I have a friend that owns a house near clear lake and I have no idea if people would stay in short term rentals around there. How do you avoid the crazy party animals in short term rentals?

@Garrett Schlegel I am a mortgage broker in Rocklin who also have done fix n flips and owns rentals. I know of a crappy house in Sacramento that you can fix n flip. You dont need to pay for websites , just find wholesalers throughout Sacramento and Placer counties.

@David Heyburn  yes you never know. My former property manager sent me a really bad house by the stadiums last year just because she I knew her for five years and she knew I liked to fix up houses.

@David Heyburn  I have flipped a few houses in the Kansas city and Raytown areas from out of state. I have also wholesaled houses in KC. The bottom line is you have to ask her if she ever plans on selling. If she says no, then that is it. If she says yes, then you need to ask when and where she will move to and go from there. Once you have both have price in mind, then you should be able to find a hard money lender to fund you if you can bring some money into the deal. If you get a great deal, there is one hard money private money guy that does 100% short term fix n flip lending. If you get it at a great price, you always will be able to wholesale it. If you get to the point of a contract, I can tell you what company not to use unless you can wait 75 days for funding.
