@Joshua Bautista A person can easily flip a house in Sacramento if they can find one to flip. I am on all the wholesalers lists and when a property comes up it will get 5 offers if it is priced right.  If a new wholesaler ties it up or out of area wholesaler, they will price it so the end buyer loses money. Who knows if year over year prices will appreciate. If mortgage rates climb up again then no appreciation or price depreciation.  You will need to get a great deal or put down a large down payment to get cash flow. For example I am selling a duplex for 550k and might go down to 520k where the rents are 1600 to 1700 per side. If upgraded to the max then you might get 1900 per side.

@Tj Jackson Biggerpockets can be useful to new investors. There is a duplex for sale at 10061 Nebula way in Sacramento 95827 for sale. It has the owner living in one side so this could be a good purchase for a owner occupied type of buyer.

@Engelo Rumora yes it has been awhile. I was surprised when I saw you had a reply here today.  I am trying to be high tech with outbound text marketing to find motivated sellers. I miss the good old days when I only had to mail postcards. I am sure you must be traveling to  some exotic country.

@Jordan Budke The supply of homes for sale declined in dec 2023 compared to dec 2022. The number of homes sold also declined. As mortgage rates spiked at the end of the year , the number of homes sold declined also. Things are picking up again as the rates declined 3/4% and the holidays are over. The supply is short so It is tough to find a good deal. I know most of the wholesalers locally and I still keep getting outbid by investors on good fix n flip properties. You can find good deals up in Auburn to Grass valley but the tough thing now is getting affordable home insurance. I am attaching the graph of homes sales the last 13 months in the 4 county area around Sacramento. I wrote a blog post a couple of days ago about the sales in Sacramento county.

I have one of the two duplexes listed for sale in the 95827 zip code. It is currently listed at 555k but the owner is more motivated to sell now. The address of the duplex is 10061 Nebula Way Sac ca 95827. The other listed duplex in 95827 is listed at 620k. One side is rented at 1600 per month on a month to month contract. The other side is owner occupied so this duplex would be great for an owner occupied purchase. The 1600 per month is low for the 95827 zip code. You can now use a conventional loan with 5% down to purchase a owner occupied duplex to four unit property. I can be reached at 916-261-2381 if you want to see inside. I remember back in the good old days of 2015 that there would be a lot of properties listed for sale on Biggerpockets. I rarely see any properties for sale. I seems to be just an advertising website nowadays and not a real place to get deals done. Here is one of the few real listings on BP.

I just wanted to see if there are any realtors or investors in the Jackson TN market on BP. I know there are a lot of investors and realtors in Nashville but I wanted to connect with people two hours away in Jackson. I just want to buy off or on market properties in Jackson TN.

I just wanted to share the end of year real estate stats for the four county area around Sacramento CA. I am doing this in the hopes that 2024 has many more sales compared to the low number of sales in 2023. 1119 homes sold in dec 2023 compared to 1290 homes selling in dec 2022. There were 1971 Homes for sale in dec 2023 compared to 2612 homes for sale in dec 2022. I would have thought even fewer homes sold in dec 2023 considering how high mortgage rates were in Nov 2023. @Tracy Pham The posts from above are from 8 to 9 years ago. We all wish we could get insurance rates those cheap. I have been a mortgage broker and investor for decades now. You can try my agent Gil at 916-789-7000.  I will say most companies are raising their rates or some are just not writing any more policies in CA. You can try Kiersten Simmons at 916-724-0240 with AAA also.

@Garrett Marshall You are the 2nd person on biggerpockets that has mentioned Barndominium housing in the last month. I am a mortgage broker in California that can fund investor loans in most states. Do you allready own the 30 acres?   I would like to search for a lender for you because I find these homes very interesting. I never heard of one until a month ago.
