You should double check your rehab costs. The sales price and the ARV might suggest there's more issues under the surface. Sounds like an amazing deal though! Good luck.

Hello all, I'm in need of advice on lending deals: I've been offered a refi (on my existing home) combined with a loan to be used for rehab deal. 

 Im also considering an offered private money loan and a smaller credit line to use for a rehab deal.
