I’d be a little leary about using your own cash reserves, and not someone else’s money, but if you are having success go for it.

Are you considering starting a wholesale business yourself, or working for a wholesaler?  If you are considering your own business, you might want to make sure you have a lot of potential buyer contacts, as a lot of the wholesalers I work with have a database of potential investors. If so, then you have to network network, network.

Hi Jackie. 

I would say yes, but with some caveats. It depends on what and where you’d like to invest. Also depends on your financial standing if you are looking for traditional, hard money or private lenders.

I can add my experience to this...  two months into a "60 day rehab" my GC disappeared, leaving me with 75% of the work to finish and vanishing with about $13,000.  Four months into my "60 day rehab" work is finally underway with a different GC who had to correct a lot of shoddy work and file the proper permits.

Jeannette I'm assuming you want to be centrally located?  since you're an agent you're used to putting miles on your car.  You might even want to consider Pinellas county.  I flip over there and, especially St Pete is getting hotter and hotter by the day for listings and is more affordable than south Tampa.   South St Pete is big for rentals.  Just putting in my two cents.
