I know taxes can be very complicated, but could someone please give me the heads up on why it's financially better to invest over the border in North Carolina, than here in South Carolina?

As an investor, I'm posting my personal residence for sale. Reply to me with any questions.

House features hardwoods on main level, Craftsman trim throughout, study and flex room on main floor, high end granite in kitchen and master, 42 inch cabinets, open floor plan, family room open to second floor, wrought iron railings and spindles, en suite with frameless shower, oil rubbed bronze fixtures throughout, 2 car garage, screened porch, deck, fence, irrigation system for front and back, pool.

Cul de sac location, adjacent to golf course. Third of an acre property.

If you go to the Tools tab then filesplace tab, I believe there are sample letters that folks have used for driving with dollars pitches.

You could also use home equity money if it's available, and smaller community banks tend to like to lend to investors who are improving the local community.

If you're flipping, unless you have a lot of experience and a solid crew, I would suggest maybe no more than 30 mins. Even at that, if a contractor on the job needs you to pick up something or approve something on site it's an hour round trip.
