Advice on Refi + loan package or private lending?

Hello all, I'm in need of advice on lending deals: I've been offered a refi (on my existing home) combined with a loan to be used for rehab deal. 

 Im also considering an offered private money loan and a smaller credit line to use for a rehab deal. 

Pros, cons?
