well done @Michael Rogers !   I left my full time job in early November to rehab full time. Just a few steps in front of ya.

congrats Jeff! I'm getting ready to close on my first deal and am going through the contractor bidding phase now. Let's stay in touch since we r at the same point. Although I'm in it for a flip so I'm looking at 60-75 days rehab max.

it's currently a 3/2 without a master en suite. We're going to open up the kitchen to the family room for an open floor plan, add a master bath to the master bedroom, update kitchen and baths with some good finishes, flooring, paint(into and ext),

It has a beautiful screened pool and sunroom with large live oaks with plenty of Spanish moss hanging down in the backyard.  It's 2 blocks from the bay and about a 5 minute drive to the beach.

I cannot believe how fast things move in this business sometimes.  A few days ago I was in analysis paralysis and now I have my first property under contract. Close on it before the end oaf year,. Now what?
