Two rehabbers working together throughout the state of New Jersey is seeking private funding partners.... 10% return for 6 months and 2% for every additional month up to one year.  That's either 20 - 22% annualized return.

I would take the 300k and invest it with experienced rehabbers at a guaranteed return of 10℅ for 6 months with an additional 2℅ per month over 6 months (20-22% per year).

@Scott Walker Welcome to BP and Real Estate!  There are several real estate groups based around central and northern NJ.  If you Google New Jersey Real Estate Investment Groups there will be several you can check out.  Make sure you create an account with Meetup.com and put in real estate investor with your zip code and even more groups will pop up.  Make sure you check out a range of groups as there are groups with as many as 2,000 members and others with 100 members.  You will find that quantity isn't necessarily quality with these groups, but you will be able to tell which ones are good after your first meeting.  I wish you nothing but luck in your Real Estate venture and if you ever want to talk real estate feel free to give me a shout.
