Go to an attorney to find out the best way to structure the deal.  They may suggest passing on it though.

Hi Sonu,

Just make sure the contract you sign does state that there is a mortgage contingency as it's not a cash deal.  As for the HMLs, I haven't ever had any issues with acquiring a bank owned property while using them.

I usually hold meetings once a month in Westwood, NJ.  I've been crazy busy with rehabs over the past several months so I haven't been as consistent as I would like.  I will be holding a meeting in late March.

Paying someone $500 to learn about commercial properties is a very quick way to learn how to lose everything you have.  I have experience with commercial multi-family and there is no way you will learn a fraction of what you need to know to get into the business successfully.

I actually don't focus on Wholesaling at all as I focus on rehabbing throughout NJ.  If an opportunity arises for me to use  my buyers list to help out a wholesaler I'll do that if I don't want the property myself.

I'm not really a buy and hold guy, but I do rehabs in Ocean County often.  I really like the Ocean county market as there is profit to be made.

Hi @Account Closed Most HML's will require some experience on your part before they provide a loan for you. Do you have any experience in rehabbing a house or will this be your first one? If this will be your first one I suggest finding someone to work with that already has established relationships with HML's and in turn better rates.
