Hi @Joshua Reed,

I agree with Cheryl in that it really depends.  Also, what are you considering Northern New Jersey?  Do you have a specific town in mind as occupancy (and economic occupancy) can vary greatly from town to town. 

FYI - Occupancy is the number of occupied units you have.  Economic Occupancy is the number of occupied units you have that are paying you as they are suppose to.  Big difference if you have a quad that's fully occupied, but zero of the four units are paying.  Occupancy 100%  Economic Occupancy 0%

Hi Kenny,

I have paid for mentors/coaches and it depends on the mentor.  For example, when I was learning how to flip I gave half of the profit for my first flip to my mentor in exchange for his advice and counseling.  With that deal I paid him $30,000 and I kept $30,000 for myself after the flip was complete.  I assure you it felt painful to let that money go, but if it wasn't for him I know for a fact I wouldn't have made $30,000 for myself.  Others charge per set amount of time to work with them (i.e. $1500 for a certain number of hours working with them).  I believe both options have their place and it depends on what you as an individual is looking to achieve.

Hi Jacob,

I agree with Joel in that you should just ask him to lunch to talk real estate.  If he is anything like me he will always jump at the chance to discuss his passion.  At lunch, talk about your interest in larger apartment complexes and ask him if he has that same interest.  Before you know it that specific property you have in mind will come up that you can discuss in greater detail.  If neither of you have a lot of experience in the large multi-family market, please reach out to me or to someone that does so we can guide you.

HI Ceasar,

I don't specialize in a specific area, but rather look for specific types of deals throughout the entire state of NJ.  Money can be made throughout the entire state in my opinion.

@David Dachtera,

I wholeheartedly agree with you, but their does come a time when you reach a certain level within your business that you simply cannot help everyone that asks for it.  A good way to select those to help are those that have taken a level of action to differentiate themselves from everyone else (I.e. found a deal or can bring money to help complete a deal).  These individuals have set themselves apart and it allows me to teach them by actually doing and not just giving my 2 cents on a topic.  

If these new investors asked four other people they might get 4 different answers.  Nothing in my opinion is more valuable educationally then by actually doing.  As scary as it is sometimes.
