Hi Carlos,

So you are aware there are HMLs out there that are doing 10℅ down and 10℅ interest with 2 points. If you don't have enough yourself to make a deal happen then JV with someone to make it happen. Just ensure there are clear roles and responsibilities.

Hello @Charles McMillian  If the lender has lent funds in your area before ask for the addresses so you can physically look at a property and also check the records (mortgages on those properties) with the town.  Also, ask for references from the last 3 loans they have made.

Hi @Joshua Martin What I've been doing is partnering with people that have some cash and little experience. They put up some capital (i.e. Down Payment, Closing costs, 1st dispersement to contractor and interest payments) and learn to manage the deal/process. I carry the HML and bring the experience and we split the profit 50% / 50%. I've found that this works very well for me and my JV partners.
