i am networking with more and more agents daily. when i tell them i look for property, i tell them i am not looking for REO properties . is that okay? or am i just wasting my time by saying that...

reason i am doing this is because every timei tell an agent that i am looking for a property, they send me tons of listings in my city that are all REO

where do the legalities stand when contacting someone before auction? i was speaking to some foreclosure guy and he said that its illegal if i try buying the house before auction day

i tried getting pre foreclosures listings and probabte listings from the courthouse and they said they wont give themto me unless i have a specific name

realtors seem to be a huge waste of time for me. maybe i am training them wrong or something but i tell them i am a realtor and they send me 50 REO listings

i got my bandit signs out. sending direct mail. lookin over craigslist.

now i am just waiting..... what can i be doing in the mean time? how can i be gaining more leads without spending a ton of money?

im reading this book on foreclosures and it says. "starting off only buy foreclosures at auctions when they have only a first mortgage on them. once you get more experienced you can get into junior liens and construction mortgages".

why does it matter? once you add up all the liens wouldnt that kind of be the same thing?
