i just keep the lead sheet with the info of their house on it in a good folder or bad folder. and then on excel where i have all my mailings from listsource i color code and say whether or not to follow up with them in a few months. not sure if there is more i should be doing or not

 i know very very little about doing sub2's, but i didnt know if this is where i might do one. i take control of the property while he still has mortgage in his name, and hopefully recieve monthly income on monthly rent.

this guy has a triplex. around 230k on mortgage. comps run at 200k. has been wanting to sell the triplex ever since he bought it.

any creative solutions to get this property? sub2? master lease option?

when people call you back and say they havent thought about it. do you keep sending them letters? 

a lot of the people who call back dont have much motivation. i am not sure if these are the people who i should keep following up with or take them off the list.

if i should follow up with them, how often?

if i bought the house cash how would that not take their name off the mortgage?  i meant he needs to get her name off mortgage in two weeks, not title. she is already off title

he missed some payments because of a business that was going down hill but now that is all finished. during that time i guess it ruined his wifes credit and now she wants off. she already signed a quitclaim deed but she is still on mortgage. apparently if he doesnt figure a way to get her off title in two weeks he is going to jail for a few months

he doesnt want to move because of other issues with his family. he had some valid reasons as to why.

its only unethical if i make it unethical though right? just like anything else?  the sale lease back isnt illegal its just when i try screwing them
