im always polite, but i ask them why they are so mad. i dont say anything mean like i said.

what has been your best comeback toward someone who you sent a letter and they call back and go RAH RAH RAH DONT EVER SEND ME A LETTER TRYING TO BUY MY HOUSE!

i forget where i read it but so far mine is "do you get this mad when dominoes sends you a coupon asking you to buy their pizza?" .  i have yet to use it.

usually i just like to poke some fun at them a little bit to get them more worked up but i dont do anything mean.

you need a story to go along with it. whats the funniest thing you have heard them yell at you for?

when a seller asks how much profit you are going to get when all is over, do you tell them?

ball park estimate. if comps run on a house at 250k in a neighbhorhood, and every other house is worth 250k as well.

what does it cost to demolish and rebuild that same house?

new construction would sell for 400k.  i dont have a site plan.  i am no builder so i am not too sure but i would say around 330k to build based on buildingcost.net .

so i got some new info regarding my last post ( if you saw it)

so this property is 127 acres and the guy got permits to build 39 homes on it.  he said the land on other properties across the street from him are worth 150k a piece.

he said that his property was assessed at 70k per home site of 39 homes to equal 2.7m.  so he listed it for 2m but took off market.

he said his tax bill is 15k a year.

now how am i supposed to analyze this deal from here? did i get enough info?

some guy just called me saying he wants to sell his property that sits on 127 acres. he just got permits from the city to be able to subdivide it. he said before permits, it was assessed at 1.4million. now that he got permits it got reassessed for 2.7million.

he said the home across the street sold for around 150k. he also said that within that 127 acres you could fit 39 homes in it....

what do i do from here besides connecting with some builders? he said he wants to meet up but i have no idea what i am supposed to ask him

i have no idea. i dont see anything wrong with the inside of the house from the pics.

1000 sq ft house ranch .

"abatement of the material must be must be completed prior to renovation or demolition"

at the bottom is says

material - transite, siding, gray, non fibrous,

and again it says that same thing.

it did thanks. what about finding homes that need to be demolished though?

getting a team in order to rebuild it wouldnt be worth it?
