anything under 4 families stink. go big :)

where do i get a Notice of default or a pre foreclosure list?  i went to city hall who said to go to the court who said to go to a different court who said to go to public assessors office who said to go to register of deeds who said to go to the bank who said to go to the main branch of the bank and nooobooddyyy has anything.....

i tried listsource as well. nothing......

do i need to manually build a list? or is there a way that i can buy a list? any solution?

so i have a big list of auctions that will be happening soon. should i write them all letters seeing if they want to sell?

where do you get your list? do you manually make it or do you have a list provider

i was going to get a NOD list at the courthouse. is there a way i can sort it out from houses that have equity and houses that dont?

the ones that have no equity are basically waste of mail right?

i did comparables myself with mls

one property has a mortgage of 193k and its only worth 170k.

another has a mortgage of 80k and its only worth 76.

well for 95% of the people, what i just said is pretty much true. unless you finish at the top of your class or are going to school for something really useful.

i bet that college tuition is not worth it for most. they are blindly choosing to go to college because they think its the right thing
