how many people use the MLS to find deals?

when i look at the new listings arent there usually 100 other investors who are looking at it too?

what is the best way to make use of my time on MLS looking for deals

i got four letters returned back to me that say  "forward time expired. return to sender" "not deliverable as addressed, unable to forward" "forward time expired. return to sender"...

i just got this list a week ago from listsource. does list source mess up with their addresses? should i send them again?

or just throw them out and dont mail to them again

agents always send me some foreclosure properties that need some work. and then they say make a bid and see what the bank says.

how come they do that compared to the foreclosure auctions where there are a bunch of investors outside the house making live bids?

i have been doing a direct mail campaign to people and have not recieved one call where it sounds like it has potential. 

so far i have sent out 200 letters and recieved 36 calls back and 99.5% of them have been all duds.  i have a list of 600 people.

is this going to be a waste of 3grand?

i disagree. college teaches you how to pass a test. you may learn things along the way, but most things you are never going to need in real life. especially needing to take something as dumb as art credits in order to pass a computer degree.  as robert kiyosaki said, college teaches you how to work for someone, not how to work for yourself. 

i talk to my friends all the time who are taking business courses but dont know the first thing on how to run a business.

colleges teach you how to dig for information in order to pass a test. they dont teach you how to apply that stuff to real world scenarios, because 99% of the stuff is never going to happen in real life. 

college is the most overrated thing. Before government got involved (just like everything) it used to be something useful . but now anyone who is looking for a job, needs that useless piece of paper that says they passed college

what happens if once its under contract you cant make it happen? start calling investors in your area to see if you can make something happen
