Looking for recommendations for hard money lenders in San Antonio. I've used Longhorn a few years ago and had a positive experience, but curious what else is out there with the most favorable terms.

Thanks @Seth Teel for this post. It makes me feel better in a way that I haven't been able to find a good GC, even for my own personal residence projects. One GC wanted to charge me $350 to install a toilet, not counting the cost of the toilet!

How do you go about finding good sub-contractors?

@Art G. Thanks for the response. I think I might go with speaking to a realtor first and see if they can give me a value. They may also even have some cash buyers for the property.

Any investors that work in the Devine, TX area just outside of San Antonio?

I have a potential deal I am working, but am having a hard time figuring out what my ARV should be. After looking on redfin, there are only two comps anywhere near the sqft of this deal, and they are from over 4 years ago.

The way I figure it, if I am able to get the home at a good price, I shouldn't have a problem flipping it...but am I wrong? If the area is small (city population is just over 4k) and not a lot of activity, should I just pass on it all together?

The first seller is selling a vacant lot and actually already has it listed with a realtor. I had offered 5k plus to pay the delinquent taxes, but he was stuck on 30k. He had paid 20k for it many many years ago.

And just got my 2nd call off of the same mailing! Tired landlord who is aging and not wanting to mess with the hassle anymore.

Cautiously optimistic for my potential first deal!

Hello - I was hoping someone could point me in the right direction. I spoke to a seller of some vacant land outside of San Antonio. I don't think he is motivated enough to accept an offer that will work for me...but I am going to send an offer anyway.

I've seen that folks recommend the TREC 1-4 for residential homes offers...but not sure about vacant land. Is there a TREC form for that, or does anyone have a template that I could use?

I am estimating the value to be 25-30k, with about $1500 in back taxes and I am planning on offering 5k. What do y'all think?

Just wanted to post a quick (minor)win. After a long time of reading forum posts and blogs, listening to podcasts, and doing just about anything other than taking action, I finally sent out my first postcard mailing.

It was a very small mailing, just as a test at 46 pieces...but I already got one call! I know that response rates are usually in the low single digits, and wasn't expecting much...but to get 1 out of 46...I was pretty stoked!

Doesn't seem like it is going to be a deal as the seller seems firm on their retail price, but I can't tell you the confidence it brings to have my first conversation with a seller.

I want to encourage anyone sitting on the fence to go out there and take action. I feel much more confident for a real mailing, and the phone calls that come from it...and hopefully my first deal!
