If I see anything good at Hubzu, I try to do my inspections before bidding on a house. Most houses do not allow for inspections.

Look for another option on the HVAC. 

At that price, I would expect to have AC in my rental. 

Not sure how necessary it is in your location. Here in FL you really need it.

Yes, you are correct @Wayne Brooks , you need to be an owner occupant if you want to be contractor.

Filling out a loan application requires your signature for credit pulling purposes. Make sure to read that application to see what else "your friend" signed.

I am doing some flips with a partner. We opened a new company under both of our names. He provides the cash and I do the work. After we sell, we split 50/50 the profits.

Not sure in Baltimore, but here in Florida if you buy a property under your name. You, the owner can act as the Contractor pulling the permit and calling for inspections. 

You are responsible for making sure the job gets done right but inspectors will also check the work.

That way you use the handyman you want to do the work.

Another option is to hire a Contractor to pull the permit and supervise your handyman. You get your handyman to do the work, but also have to pay the contractor to supervise the job and pull the permits and pass the inspections.

Get more bids, this looks overpriced. Get a couple of more companies.

I am not a lawyer but I see no reason why you would not accept cash as payment. You could go straight to the bank and deposit it. 

But if you cannot take cash, you can ask your tenant to bring the cash to your bank and deposit it on your account. You can also get a payment service and get your tenants to pay with cash or any other method on their friendly 7-11 and get the money transferred to your account (minus a minimum fee).
