Hubzu- is it for real?

I was sent a contract from Hubzu that says they can keep my deposit and possibly take legal action against me for just about any reason they dream up.  We like the property a lot but everyone is advising me to walk away...

The contract also says there are no inspections but my mortgage is contingent on an inspection. How do I get this property without possibly loosing thousands?

Advice is greatly appreciated !

Dealing with Hubzu is not for newbs.  It's also not for anyone that needs inspections to get a mortgage.  They're sharks.  If you're a guppy just walk away.  Live to fight another day. 

Sorry if that sounds harsh.  You're not going to get a good deal there unless you really know what you're doing.  You have to be the apex predator or they will be.
