It is not just that company. They do the same in Central Florida. Buyers need to be careful and do their own homework. Always run your numbers.

$500 for painting a house on the outside is not that expensive, even here if Florida.

I believe he can charge whatever he wants and you can pay whatever you want.

He is not your employee as you described. If the prices he quoted you and your budget don't match, it may be time for him to find another GC and you another handyman to work.

Nothing to get upset. It is only business.

Contractor will cover his tools if he left any at the jobsite. Also may cover material if any of his staff left the doors unlocked.

Any materials or damages done on a property is responsibility of the owner. 

Do you have insurance on your rehab?

I would give them a letter of intention. That is something formal but not scary as an 11 page contract.

You can bring a blank copy with you when driving and fill out the address and price on the spot in front of the owner if you know how much you want to offer.

Send a cancellation form that is used by Real Estate Agents detailing the amount that needs to be refunded to the buyer. That will give the title company a written document to distribute the funds.

As @David Krulac said, you need to check with the local Building Department and check the local Code to make sure you know what it would be allowed in that area.

They have a lot of code requirements on hurricane areas like the Caribbean (at least on tourist areas). You will be offering a service and charging for it. Your tinny house will need to be safe.

Before thinking on doing marketing or a nice video, check the local code and walk into the building department and check what would be allowed.
