Post: Tenant Accused of ID Theft

I have a tenant that is being renting from me for the past 5 years. Now she is month to month. Paying slow, but paying every month plus late fee.

A few weeks ago, a lady called telling me that my tenant stole her ID and used it to get a credit line at a store. A week later, this lady sent me an Identity Theft Report from the County's Sheriff Office. The police report said the sport goods were delivered and mail notifications were sent to my property.

My tenant said she has nothing to do with that. So far, she has not been picked up or anything.
Has anyone dealt with a situation like this? Should I try to evict her, before she is found guilty? Is it fair to get rid of her before she is found guilty.

If I wait until she is found guilty, she may be put on jail and leave all her belongings at the house.

Cash out refinance worked for me. Buying cash below market, doing some renovation got the property to appraise much more that I spend on this property. Doing a cash out at 70% appraised value, I received more cash that I put in.

I prefer cash out because fixed interest rate and I can go 30 years if I want to.

Talk to your bank or find a better bank. I am a contractor and get paid sometimes via wires, and billpay. Usually does not take more than a day to get the money transferred. If that is essential for your business banks have the option to void that fee, just sit with your personal banker and look for options.

Yes @Kyle Godbout I would do this deal if presented to me. I am sure you have inspected these units. If bank approves the 20% seller financing and units do not need a rehab ASAP, I would jump in it.

Realtors and seller sometimes get insulted when I send low ball offers 20% lower than the asking price. Sometimes realtors get offended and they do not even present the offer to the sellers. Try to do the inspection before, and present the offer with a cost estimate of the repair needed and no inspection contingency. This way you are not sending a blind low ball offer.

Hi @Sean Cole, this happens to me too. I told them to remove them from that list and made a complaint to the Do not call registry but they keep calling. No idea how to stop them. I have not idea about their service, but I hate them already.

I would also charge you $100 a door. You do not need to care how much I paid my workers, how much I pay on Insurance, or taxes, or workers compensation or accounting, or collecting, or vehicles, or travel time, or tools, or anything else. 

If you think that subtracting whatever I spend on my crew gives you my hourly rate you are wrong. There is a lot going on in a company besides workers. 

Just ask for 3 quotes and use the best crew (or the cheapest if that is what you are looking for).
