I'm looking to simplify the offer process when I want my Realtor to submit an offer for me. Currently, I'm filling out the sales contract and then scanning and emailing to him. He reviews to make sure "t's" are crossed and "i's" are dotted and then submits. This system works for now, but I want to vastly increase the quantity of my offers. I'm interested in hearing how you submit offers for your investors, or yourself, quickly and efficiently. Thx Eric

Laminate works for a rental. Tile it if you want/need it to be nicer and last longer.

David Hunter thx for the response and I like the idea of providing value. For divorces, the marketing will be general like "I sell houses in this area and I will provided you with a free assessment of what your house is worth". No mention of divorce. The Probates will mention a probate being open and offer to get "top dollar for property" instead of the traditional investor "fair cash offer as-is". Any deal that came through this marketing I would get a % of commission.

I recently had a discussion with my real estate agent about teaming up for some direct mail marketing to targeted niches. 2 areas I'd like to start with are probate and divorce. For probate, I'd like to take the angle of "I will get you top dollar for your property" instead of the more common investor message of "I will give you a fair cash offer for your house in As-is condition". For divorce, I'd phrase it more general and make it sound like I'm just targeting certain areas and not because they filed for divorce, while still sending the message of getting top dollar. I'm seeking feedback from realtors that are doing direct mail marketing and experiences they have had. Thx Eric

Had an idea recently when looking at houses that have been on the market for 180+. Many of them seem to be priced right but could use some freshening up. My thought is, is it possible to go to the owner, have an agreement to come in and spend 10k freshening the place and when it sells, get my money back plus an agreed upon profit? My thought is that the agreement would need to include that they must agree to sell the place. I would need to be a payout on the insurance in the event something happens to the house. What other types of things should be put in place to protect my investment? Any possibilities here or is this idea a dud? Thx

Josh Caldwell Thx for your feedback Josh, I'm not sure how I missed your final response to my question. Here is a current house I'm looking at. It is an estate and family had it appraised for 260k as is. The comps run from 300-330 and needs 60k in work. My typical formula puts me at and offer of 157k. I want to give an option that lets them hold the note and get paid after I sell. I'm using hard money which will cost me about 18k and bidding against other investors that get cheaper money. Thx

I was sharing a direct mail message with some people I network with and they indicated that my message might not be legal and could draw some unwanted attention to me because I'm not licensed to broker real estate. My message said something along the lines of, "we want to help you sell your house" or "we want to help you get your house sold". They suggest sticking with "we want to buy your house". Can anyone clear up what is legal or illegal? Also looking for suggestions other than "we buy houses" and looking to create a message that indicates we are looking to HELP them. Thx Eric
