Hey guys and gal,

I have a probate list that I'm gonna mail, but it's not in the budget to mail all of them.  What are your recommendations on time frame to mail them.  Do you wait a certain amount of time to send your first mailing?  How often do you mail? How much time goes by before you stop mailing?   Thanks for your thoughts.

Thanks everybody. Question about the lien waiver. My contractor bailed without doing enough work he had been paid for and had subbed out an electrician. He paid the electrician $3,100 of the $3,600 that was due. Now the electrician wants his remaining $500 or he said he will put a lien on the house. Is their anything I could have done to prevent this? Other than get a better GC of course. J Scott

What paperwork do you exchange with a contractor when signing a contract?? Contract, W-9??, license n insurance info. What else?????? Thx

Hello @Derek B. and @Elsa, I'm in Wilmington, DE, but spent about 8 years in High Point. I'm looking at that area for investing and looking to make some contacts. My local private lender wont lend so far away so that is a focus of mine.

Anyone using Google Docs to track leads. I heard either Joshua Dorkin or Brandon on a recent podcast say they were doing it. I'm trying to as well and have some questions. Would love to talk to anyone about it.

Great article Brandon Turner . I was wondering who holds the insurance after you take over Sub 2. Do you need to get your own(I would be rehabbing and sells to retail buyer)? And where can I find info on the needed paperwork for buying sub 2? Thx

I'm looking at a home that has an addition off the back of the house(used as an enclosed porch) and is accessed through the kitchen. The home was built in the '50's and is a 3/1 without the ability to make it a 4/2 without converting the addition to the master suite. Seems weird to have the master off the kitchen though. What are your thoughts? Thx
