@Rich O'Neill- I would recommend Jason Preston at Accurate Accounting Services in Elkton, MD.  He is a very seasoned investor with many flips under his belt and 60+ rental properties.

@Dan C. so the tenant still contacts you and then you contact the PM?  Does the PM then coordinate with the tenant?  I'd prefer to have the tenant make direct contact with the PM. PM could then contact me after they take a look and I can approve repair.

I was thinking of using a property management company to handle my maintenance issues. I will continue to handle all other aspects of management. I'm finding it to become challenging to work a full time job and coordinate a repairman and tenant schedules. I'd rather the tenant just contact the property management and make arrangements. Does anyone else just sub out maintenance to a management company? I'm wondering how payment would be set up. Would there be a monthly %of rent fee on top of payment for work completed? Thanks in advance for your responses.

@Jeffrey GiffinDisappointed I couldn't make the meeting. How did it go?  Did you make a decision on the next?  

For all- there is a Wilmington landlord group that meets every month at Kid Shellean's around lunch time. I believe the first meeting is free and then a yearly membership fee of $150( don't hold me to that). They have a different topic each month that are directly related to Wilmington City landlords. I have contact info somewhere that I will dig up and add later.

@Steve Vaughan and @Jerome Harrod II I have recently heard of the LOI idea, I'll look into it further. I'd be interested in hearing a little more detail about your 3 scenario's.

@Franklin Romine I'd like to get out 5-10 per week.

@Chris Soignier is zipforms a part of software a realtor has?  I'm not familiar with them.  Sounds like an easy way to do this.

Docusign sounds like a good plan as well.
