I'm sure you can find some company that will do that for you. I know I would. I like to customize my agreements to match the needs of the owner, and price them accordingly. I have a couple of clients who only want me to collect the rent, so I charge them a lower flat fee and collect the rent every month. Maintenance requests do come to me first and then I forward them to the owner.

I've never had anyone request maintenance only service, but I would be open to it if it came along. I would probably structure the deal to include a small flat fee every month and then add a surcharge to the contractor invoice when repairs were needed.

I remember a podcast where someone said they used a national Handyman company, I think "Handyman" was in the name but I forget which one it was. Those big handyman companies that I have looked into are pretty expensive.

@Brandon Turner - There was a guest on one of the podcasts who used a national service that coordinated contractors for landlords for the maintenance on their rental properties?

@Eric ArmstrongYeah with this particular company I need to be the point of contact for the properties which they do not manage.  But I think the larger point is if someone has multiple properties they may be able to use a PM for just one and then use the same company for maintenance only.  I don't know much about Wilmington, but obviously as part of a very large metro area I'm sure there are many PM options and perhaps there is one who would consider this.

@Dan C. so the tenant still contacts you and then you contact the PM?  Does the PM then coordinate with the tenant?  I'd prefer to have the tenant make direct contact with the PM. PM could then contact me after they take a look and I can approve repair.

@Eric ArmstrongI was able to arrange something like this.  There is a PM company in town which I do actually use as the PM for only one of my duplexes.  However the PM company is open to doing maint work for its customers for any property, not just the properties under management.  So for my other duplexes, which I manage, when there is an issue I just call or email them and they take care of it for me.  After that they bill me for the time and materials.  I had them re-key my other properties so its part of their system, so I don't even need to worry about leaving keys.  I'm very happy with the arrangement, as I've realized that overall I prefer to manage my properties, but with a full time job and young children, I don't have time to do the maintenance.

@Eric Armstrong - I have something similar in place. Here's what I have working for me:

• Remote concierge who coordinates the scheduling and confirms the price / approval to initiate (via text)
• Vendors through a combination of resources, provided by the remote manager + past vendors
• Photos and tenants final confirmation that the work was completed
• Flat fee - ~$9 per unit for the coordination
