If the ARV's are off, rehab estimates too low, high down payment terms, and double up on closing, I'm new to this, so this might be a dump question, but what value are they bringing, the search aspect of a deal that is not under MLS (retail)??

@Paul Rodriguez, what do you advise newcomers do once they have their first deal, out of capital for the next one (down payment).  I know many have said, no down works, etc, but I was curious how people deal with the zero dollar issue on the second and third, etc.

I jumped in on a deal, 6 percent cap rate, 5% CoCROI, not excellent, but broke the fear of doing this on a new duplex, so no capex for a few years.  Im sure I could have done better, but Im still learning and willing to admit I did not get a first killr deal, but it cash flows and will allow me to learn more about PM.

The best first step is to create a plan you can share with some on BP. The community is a mentor in its own. I find once you have a plan or recipe it's not as scary to bake the cake.
