Great questions.  A large part will come down to what kind of service you want your agent to offer.  Typically I will give my clients a couple options.  If they want full concierge service then I charge full commission.  If they want to handle all of the showing and scheduling themselves, I discount it.  

No matter what though, all of my listings have full, professional pictures.  As an agent, my name is attached to every listing, and I take pride in that.  It also means I wont take a listing if I'm not confident I can sell it.  Part of that is how much is offered to buyers agents.  If two equal properties are for sale and one offers a higher commission, I promise you that selling agents are going to be more eager to sell that property.  So make them eager to sell yours.  

In this market, I doubt you will have a problem selling, and you want a full time agent to help you manage the offers and paperwork that come in if you are at all hesitant about that process.

To the area. The PNW is growing by leaps and bounds. Are you willing to look further north, up the I-5 corridor?

A lot of people are leaving the Seattle metro for the surrounding suburbs, and these markets are on fire.

While that can make it a little harder for the fix and hold, I know of at least two 4-plexes and one duplex that are great rehab candidates.

@Jack B. Good for you. Why don’t you use that education and find a state you’d rather be in then? It’s apparent that the governance of this state is no longer to your liking. A person with your education, certificates and experience could probably quickly analyze and chose the top 5 areas to invest in and make a killing. Maybe we’ll hear about your success story on the podcasts soon. That’s be pretty cool. Anyway, good luck out there.

@Jack B. We are living in crazy times. If you need help liquidating, I’d be happy to help. You could probably triple the amount of units you have by going out of state to a more landlord friendly area.

Be careful though, there are some regulations you need to be aware of on who to approach and not approach in WA state, especially as an unlicensed person. Just search on BP and you’ll find a lot of threads about it.

Yes, you can. But you are very limited in who you can approach. Search for it and you’ll find numerous conversations with the relevant Washington code. Honestly, I don’t know how much longer wholesalers will be able to keep going because of how unethical some wholesalers are. Do it at your own risk.

What sort of community are you looking toward?

Consider Bellingham a shot. Great culture, amazing weather. While cash flow deals are harder, they are still possible. We have also had great appreciation, and have historically been protected/isolated from market downturns. Plus, since we are close to both Seattle and Vancouver In Canada, you have access to lots of big city culture and events.

Another huge plus is no income tax in Wa State! 🙌🙌🙌
