@Michael Haas great feedback Michael. Considering the other rental issues in Seattle, I'm surprised at that ADU rule. But it opens up a lot of options, so that's pretty cool. Thank you for sharing some knowledge.

Not sure about the rest, but a big thing to be aware of is that most ADUs require you to live in the primary.

Great question. For me and my clients, we are mostly just getting started, so there is t much to sell. What I tell them is to get ready for when the unemployment and forbearance waves hit.

If only 5% of the estimated 3.2 million homes in forbearance have to sell or are foreclosed on, that’s 170k properties that will come available. Will those be at a discount? I don’t know, but if you don’t get ready to act now, it won’t matter what they sell for, you’ll still miss the boat.

As I tell my clients all the time, ignore the list price. Crunch your numbers and make the offer that your numbers say you need to. Dont lowball just to lowball, but have a reason.

As long as my clients do that, I’ll make whatever offer they determine the numbers say.

Wow, some amazing and well thought out replies here.

I know in my local town of Bellingham they are requiring rentals to be permitted. So if you had a monster unit they might now allow you a rental license.

I hate replying on the mobile app because I can’t see your original post. That said, I do think those are solid points. Simple laws of supply and demand bear out what he said.

It will be interesting to see how all these forbearance swill affect the market when they come due.

Hi Matt! Great post. You have an enviable position to be in. Personally, I think holding onto the property and pulling out the equity would be your best option. There are so many deals pending right now that will fall apart due to changing loan programs that you will be well positioned to capitalize on them. That is especially true for when all these mortgage deferment balloon payments come due in a few months.

I’ve worked with Anthony (I started with the BK team) and he is solid. I don’t know if any of those agents are specifically investors though, but I could be wrong. I’d be happy to help you as well if you’re looking for a different opinion. Julie would also be a great choice.

I don’t, unfortunately. Have experience with Tax aliens. Are they even still doing them with the foreclosure moratorium?
