Hey Tom, sorry about the long reply.

I love Snowater. They are condo units, but the ammemnities at Snowater resort are available and our guests love it.

I just found out that Snowline, which is mostly cabins and traditional SFH, just had their hoa make their community ammemnities unavailable to guests. (Another host told me that)

Baker rim will not let you rent for the first year of ownership. I’m not sure about allowing guests use ammemnities, because the 1 year thing kills any deals for me and most of my clients.

The last option is glacier springs. They are just regular SFH without any real community features.

So I’d be looking at both Snowater and glacier springs. Be happy to talk more details with you if you’d like.

@Kevin Prouty when I first started I tried freebornrealty. My then managing broker told me that my state only allows brokerages to have realty (and a few others) in their names. So we quickly rebranded as freebornhomes. Check with your broker and local mls.

@Andy Sabisch why on gods green earth would you REMOVE a dishwasher and it’s plumbing? Just for one extra cabinet.

First, that would be an added expense from a plumber you don’t need.

Second, at least in my market, a house without a dishwasher would be dead on arrival.

Buy a new dishwasher for 3-400. It’s money wel spent.

Hi BP.

How do you vet a new private lender?

I just had a “lender” email me. I’ll include that email in a moment. My first inclination was that it was complete spam and to delete it. But I know private lenders exist, and I’d love to get connect with one (I can see my inbox getting spammed already)

Here was the email:

“Hello, hope you received it well

We are private lending company we can get anyone funded.Funding Ranges from $50K - $5M with proof of clearing 10k annually to use for your own investment at 4% interest rate with no prepayment penalty

Duration ranges from 1 - 30Yrs loan terms,No minimum credit check and fast loan as 4 days. We will like to know if you currently have a deal that requires funding at the moment

Email me back let's proceed further

Normally I’d look up their website and license. But since they are a private lender they have no license, and this guy doesn’t have a website.

So, how would you go about verifying this lender, or any other private lender, is legit?
