You already have some good advice.

1) Whidbey island or Camano island - strong rentals, but no mountains

2) maple falls - starting to become a bedroom community to Bellingham and even Seattle, close access to mount baker so great rental/Airbnb potential. Downside is sometimes bad cell reception and slower appreciation (though it is up)

3) burlington/sedro/mount Vernon. Central to everything, still cheap properties but with lots of appreciation potential.

Really depends on what you want to do. Different areas of the state tend to have better metrics for different types of investing.

For instance, gentrifying areas tend to be better for flips, as you can buy lower and seller higher as the market increases. That also tends to make good numbers for brrrrs.

@John Barrett John is right. We really need to learn more about what your goals are.

For me, I like being up north because I can make it work better for me with lower priced flips. Others like million dollar flips and stay near Seattle.

Others are looking at massive appreciation plays and look at marysville, Everett and Arlington.

It all just depends.

@Ian Wagner yes. By and large, I don’t trust many of them. Their numbers are off, they eat too much if the deal, and don’t have many deals to begin with.

The few I do trust tend to take most of the good deals for themselves, which I totally get.

I’m starting to market to off market properties, but plan to do so in my function as a real estate agent and basically just charge a commission and represent both sides.

Areas I think you should strongly consider based on your notes: oak harbor, Anacortes, Mount Vernon, Burlington, sedro wooley, Everett, Arlington, ferndale

These areas are growing, are still affordable, and are more working class neighborhoods.

Have you considered looking for more fixers than turnkey? It gives you some of the best long term numbers if you do a brrrr/hack

Hi Will, great questions. House hacking a 4-plex can be one of the best decisions you can make. I wish I knew about it when I bought my first house!

What area of WA are you looking to move into? The feasibility of the houshack depends a lot on where you invest in (as well as availability of 4-places in general!)

If you are a wholesaler, do not make offers on the mls. It’s a waste of everyone’s time. You’ll be finding your deals off market. Driving for dollars, bandit signs, cold calling. Those are your bread and butter.

You can still be ethical and do all that. Just take a modest profit, disclose disclose disclose and you’ll be fine.

But ya, trying to wholesale the mls? Don’t bother. As an agent I’d advise my clients to not bother with it, especially in this sellers market.
