I don't any capital, at least not enough to finance a deal on my own. Your thoughts are solidifying my own thinking of capitalizing first. Wholesaling Focus then proceed with Fix&Flips with partners or Private Lenders.

So as I am learning through the forums and the Ultimate Beginners Guide To Real Estate Investing I need to focus in on a niche and master that...

That is proving to be a little more difficult than I thought. In the beginning I thought wholesaling to start for sure, but fix and flip became a bit more enticing, now buy and hold is tugging hard on the mind. I'm a beginner trying to absorb as much as I can and have yet to close my first deal. How would you suggest I narrow this down so I can focus my education on that niche? Should I focus on generating capital first with Rehabs then look start looking at rentals?

So I am in the middle of reading "The Ultimate Beginners Guide to Real Estate Investing"

When I first started to pursue RE investing, I was really sold on starting out with Wholesaling . (Easier to learn and do - So I thought) After reading through a few chapters of this book, jumping to the related blogs in the Wholesaling chapter, along with the respective comments - I am starting to rethink this.  

Part of my concerns stem from the comments: It's a JOB, there is a ton of marketing to do, the costs of marketing, negotiating with 'desperate' sellers, and so on. 

My question I think is this....Aren't the beginning parts of Wholesaling - Fix&Flip - Buy and hold relatively the same? 

  • As a newbie to any of these strategies you are doing most of the work - JOB
  • In any of these strategies aren't you still always going to do a lot of marketing?
  • In any of these strategies aren't you still going to have to sit down and negotiate with a 'desperate' seller...In order to find a profitable deal?

Once you get past this then your exit strategy takes over...right??? The differences and complexities rear their heads.

Should I consider learning a few different strategies or still focus on wholesaling?

Welcom to BP Teri. I'm a newbie to this business and finding tons of valuable info on BP. Whats more exciting is connecting with like minded people with all experience levels. In our back yard of Kitsap to boot!

As @Mike Sumsky & @Edson Reyes said... Kitsap REAPS is an awesome group to meet and network. I attended my first event this past Thursday and the take-aways were great. (Actually my 2nd one but only got to stay for a few minutes)

Hello BP

Anyone heard of Vestus. They seem to be a Foreclosure Group based here in the PNW. As a newbie, I am looking for various networking groups to connect with and see these guys pop up a lot @ Meetup.com. Is this group any good? Do they charge to be a member? Cant tell from their Website or Meetup pages. Any insight would be great.

Hey South Sound BP!

Just checking in. It was really great connecting with like minded people and seeing that this is really happening in my back yard. I'm looking forward to catching up with you all again. It indeed was a great event!

In the mean time...I've been putting my head down trying to learn some of the basics of this biz. Getting my business entity put together and working through a couple of books right now. Gary Keller's - Millionaire Investor and BPs own Ultimate Beginners Guide.

If any of you have any other suggestions on learning this biz, please adivse... I will put in line. Better yet...if any of you pros have any mentoring time, I'm raising my hand. 

On the flip side, Time is plentiful resource for me. So if I can help any of you, drop me a line. I live out here in Port Orchard and working the Kitsap Market.
