As a new investor, fear is definitely something that I am working to overcome and I'm sure I'm not alone. Over the past couple of weeks I've been practicing scripts to call agents, sellers etc. I know going into a call it is not going to work out exactly as a script. And though I haven't made a ton of calls to label myself an expert, I can honestly say it hasn't once followed any script I practiced. So if you are fighting the fears or apprehensions like me...just do it.

Today I got on the phone to speak with an agent about a property and she misheard everything I said in the beginning of the conversation and thought I was another agent. She then proceeded to tell me "everything I needed to know was online" and If I want to see the property just fill out the form. So I did! She then receives the form I filled out and realized what she had just done and calls me back immediately. We both had to giggle about it and all the apprehension faded away.  Now she's bending over backward to work on my schedule to see the property tomorrow. Just do it!

Hi @Claire Mannino! Welcome to BP.

Definitely a wealth of BP. I am not the pro but have learned a few things that might interest you.

  1. 1. There is a concept called "House-Hacking" that is preached here on BP - especially for us newbies. In a nutshell - use a low interest loan to get into a multi-family property like a duplex or 4-plex. Live in one unit and rent the others. Basically get your 1st property under your belt, learn to be a landlord right off the bat, while the tenants pay off the mortgage. Check out the free how to guides and the podcast for more. With your. Since your pre-qualified already this might work perfectly for you.
  2. 2. As for meeting people. Look for for a local REI group in your area. I'd recommend REAPS in Bellingham. I've gone to a few in Poulsbo, Everett and the main Bellevue one and so far they have been great. As a newbie building your Network 'imo'
  3. is one of the most important things. You will find new and active investors willing to help. 
  4. 3. If you don't mind reading - Start with the free guides up top in "LEARN". Everything I just shared with you. I picked up from those guides. Plus the Podcasts.

Hello.

Just heard about this RE assistant way of getting access to MLS.

Did a little digging and found that this might be something I'd try to pursue?

Can any of you shed some light on this....Pros/Cons. How does one become an assistant? Is it just as easy to ask one of your RE agent connections? Are there limitations to this in WA.

Hi Washingtonians!

A few questions: 

  1. 1. I get HMLs but what is the difference between Trans - Gap Funding?
  2. 2. As a New Investor - what should I be prepared to present to them? and what should I look out for?
  3. 3. Could you recommend any of the above that work well with new investors.

Welcome to Washington @Taylor Ballam. Though I have only been to one of @Kevin C., @Troy Fisher, and Tiffany's meetups. They are great! Newbies and vets all come and definitely a great place to network. I like the REAPs Group too. There is a lot of crossover between the too as well. Next week is REAPS main deals of the year meeting in Bellevue

Hey @David Wong,

You should try to hook up with the local BP groups in Seattle. Get with @Troy Fisher or @Kevin C.. They always post info about the local ones. 

Reason I mention...I attended one in Lakewood and their were a couple of guys their doing what you are talking about. You could get some face time with these guys.

Hey @Anthony Miller,

Welcome to BP. My brother works out in Dupont at Intel. Takes me to a Wings and Pizza joint down there cant remember the name but I love the Ghost Pepper Wings. 

In any event, I get being new. I learn something everyday. Jump up to the top of the screen under "Learn" - Read 'The Ultimate Beginners Guide to Re". It will give you a quick overview of the RE Investing world and some simple action items. But like @Steve Vaughan mention, you really need to find a niche and learn that well. Trust me! When i got on BP a couple months ago i was trying to learn everything...then read that book. I'm actually learning more by focusing on one thing and more importantly feel like my small action steps are starting to pay off. Still haven't closed my first deal but the road is a little clearer and easier navigate. The book isn't the end all but a great place to start. Best Wishes.
