Hi All,

Can a I manufacture/mobile home be converted to a stick built? And I don't mean just title eliminated.

I believe the answer is No, however I am talking to more and more sellers that seem to think they "converted" their home to a stick built and don't have to worry about any of the typical financing limitations a manu would normally have. (Age, physically connected additions, etc)

I think they are all confusing title elimination as their conversion but maybe I am wrong.  Is there in fact some way/process to do this?

Hi All,

Hope everyone is well! 

I could use a few referrals to some investor friendly agents down in Montesano Wa.

I dont know that area well enough to accurately determine comps down there but picked up a lead from one of our Kistasp area clients. It's a 3Bd/1Ba/1600+sf Log home. Needs a good amount of work from some of the pics I see but if I can see some good comps, it might be worth pursing as a flip or wholesale.

Might be a silly question but looking for best general clean up products you keep in your cleaning box.

Specifically

Tub and shower cleaners - Wanting to really see if something is salvageable or just needs to be refreshed. 

Floor Cleaning Products - Whats Best for tile, linolium etc

Thought process is to give a contractor a better look to see if they have to bid to replace or bid to refresh.

Hey guys,

Wanting to know if any of you have had any projects done with Rehab LLC. General contractor with offices in Arlington and Puyallup. Just had a nice phone call with one of their main guys and they seem like a very reputable organization to do business with. They specialize in MF interiors but do SFRs as well. If you can share any insight, that would be great!

Hi guys, 

I'm needing to have purchase and sale agreement and other contractor documents vetted by a lawyer. Curious if you guys would recommend using a service like a Legal Zoom or is it best to work with a local person in my market?

I'm intrigued by the Legal Zoom programs as they seem to offer unlimited 30 min consults for a monthly subscriptions of $25. They include document review up to ten pages for free as a part of that program. 

If local, what should I expect to shell out in cost to enlist their services? Free Consults? 

Who would you recommend in Kitsap? I've heard of John Kenny multiple times...any others?
