@Alexander Zeisberg...That's kind of what I am hoping to to get advice on. 

Just getting started with marketing and haven't implemented anything yet. I have cheap and easy access to Absentees, Free&Clears, even bankruptcies but should I look more at probates or pre-foreclosures. Then there's what should I do online if anything right now. I need to find properties that I can seriously buy at 50-65 of ARV max. Since I have to hire GCs to manage my projects I'm already at a disadvantage with repair costs. I'll check out that book...but dude we need to meetup one day. PM me your number....

That goal I have. I thought you were referring to some other marketing specific goal.

Goal is to flip 4-6 properties in 2016 (my first year) and wholesale deals that I I find buy may not be able to afford and flip myself.  Wholesale goal is 10-15 properties. 

My target market is Kitsap county with a focus on the city of Port Orchard. Target properties are 3/2s. Max Purchase price for me is 150k. No more than 50-60K in rehab. I have acess 150k in cash and a couple of HMLs to work with so I am thinking...depending on purchase price I can comfortably afford to be in no more than two rehabs at one time. 

I'm ordering 100 bandit signs and now need advice on allocating a 1K marketing budget. All Direct Mail or funnel some to on line advertising paid traffic etc.

Hey guys was hoping you might have time to continue this thread me. I'm still relatively new to this game and feeling quite naive about what you mean by goals for marketing. Outside of knowing I want to generate leads from motivated sellers, what or how should I be thinking about this?

Okay, this is going to sound dumb but...What do you mean by goals?

Not trying to sound crass but to drive potential leads of motivated sellers to my phone???

Perhaps I need to step back and think about this a little more...feel free to get me started on the proper thinking?

Hello BP

Just finalizing details to have my biz partner fund a small marketing budget ~1K/mo. Looking for recommendations on how to spend/allocate the budget: Direct Mail / Online Lead generation. Picking up about a 100 bandit signs on top of this. Should I just focus on Direct Mail or blend in some online marketing as well. Thoughts and advice would be highly appreciated.

Just came across a listing of home with earthquake damage

What are some things I should be looking out for to include in my analysis? 

Estimated ARV of this home would be 300K and current listing price 145K. Having not done a walk through yet just guestimating a rehab of 100K on 2300sqft (I'm no expert on rehab costs). I could net 30 if my offer were to come in 120K.

To complicate matters the property has a 2nd home included on the lot. 

Any advice would be appreciated.

Hey Nathan,

You've already heard some great stuff from @Alex Chin and @Ryland Taniguchi. If you are willing to stretch your sites to Kitsap county. You might want to check out Bremerton. As I'm just getting my feet wet, I'm learning and believing its a great rental market. Feel free to check out some info from Kitsap Economic Development Alliance - KEDA. They just had a 'State of the Market' conference last month and shared some very interesting information on growth. Bremerton is an established military town with a community college and if you drive around, you will get a sense and see that its undergoing a redevelopment phase. Price points are great too! Heading out this afternoon with an agent to take a look at a couple potential rehab - rentals.

He's an highly experienced investor that owns and manages properties in Yakima and just recently opened an office in Issaquah Wa. He's also been featured on a BP Podcast - awesome personal story about his investment career.
