Hey fellow Washington BPers,

Need some recommendations licensed and bonded contractors that work or could work in Kitsap County or projects in proximity. (Port Orchard / Silverdale / Bremerton / Gig Harbor / Belfair). My goal is to flip 3-5 properties and build up from there. May also need to use them to do any "PreHabs" I plan to wholesale goal is 10-12

In addition while I myself am just getting my feet wet, I just landed an acquisitions specialist position with an an experienced investor who is expanding his Kitsap business outward and needing to grow his pool of contractors to bid on his upcoming projects.

And Now the NOW! I Just landed my very first flip project in Gig Harbor and need to get moving asap!

@Joel Colvos - Hey Joel, good to hear from you. Yes definitely and interesting situation but now I have a great story to talk about for my very first flip. lol.

Wasn't worried at all when the police showed but then the previous owner showed. After a couple minutes of them talking, I decided to approach to engage in the conversation but the officer asked me to step back and he'll talk to me in minute...then officer #2 showed up. WTH! That got the heart racing for a minute...thankfully nothing escalated and we were able to communicate professionally... Previous owner seemed to be an okay guy just worried about the stuff he had left behind and wanted to be sure he could still get at them. But you've probably heard the stores of people who had lost their house to foreclosure...Just keep your fingers crossed.

Two Physical areas of concern I could use some advice on.

1. Two Car Detached garage. Roof needs to be ripped and replaced as the garage is riddled with roof looks....so many and so bad that the ceiling in the garage needs replacement too. Obvious visible mold on multiple sections of ceiling. Knowing I have to tear down the ceiling and replace roof do I need to get abatement team in their prior to demo, after demo or...???

2. Main house roof, overall, looks to be in pretty good condition. However, there is a clear leak over just one bedroom. There was a plastic sheet (black garbage bag) taped up on the ceiling, when removed, revealed a water spots and some mold forming maybe about a 2ftx2ft area. Do I need abatement for this at all since it is so small and the rest of the rooms /house show no visible indications of leaks or molds?

Thanks @Bryan R. Yes but No...I was at the Kitsap auction but lost out on the three I was looking at there. This one came from Pierce County for a Gig Harbor Property. Thanks for the info. 

This became a lot more interesting today....In short, we 'gained' access to the property today and there was an alarm system. Po-Po showed up but they were fine with us as I had paperwork proving sale...but then the owner showed up. We had a brief and civil discussion and he seemed to have been okay. I told him we had no problem with the 21 day rule and he said he wouldn't need all that. Hopefully he doesn't go postal...crossing fingers I don't need to use my insurance.

Hey BP

Just one my first auction property. Yes...I did insure it right away =)

So What belongs to me?...outside of the house itself.

Their is a small 16ft boat a 2000 model malibu with decent exterior (dont know if it runs).

Do I own this stuff now? If not what do or can I do with it other than pay to have it removed.

@Joel Colvos Thanks for the time and the link. I am somewhat familiar with these, just wasn't tracking with you for a minute. Looks like an opportunity to look into.

@Kevin C. Definitely going to keep coming to the meetups. Im going to do some direct mail for sure. Everyone has mixed opinions on this. Thats why I am looking for a good blend.

@Joel Colvos Yes Brermerton & Ollalla & Manchester fall into my area. Just wanting to focus in and learn my back yard market first. Expand on that tax foreclosures you mentioned. I've just went to my first Foreclosure auction a couple of weeks ago.
