I feel like there's a little bit more than that to put into the analysis of a deal.. Be sure to read any/all of the books carried in the BiggerPockets bookstore!

Now that you have a good track record, maybe you can link up with some private money? I think that's the ultimate goal for most people-- use Mr. Jones dollars, buy a property, rehab that property, refinance that money with a local bank, pay Mr. Jones back w/interest.. Then repeat the process over and over!! That was a lot of typing.. If only there was an acronym for that entire process!!😀😅😂 brrrrrrrrr

Hey Hey. I'm looking into doing this myself actually (Hopefully we are on the same page-- you're talking about flipping a HUD home that you live in? Which gives you access to smokin' deals?)

I just put an offer in on a property that sold for 80k 2 years ago that needs less than 8k in work... I offered 40k so we will see

Obviously bidding as an O/O we will need to hold it for a year-- the way I see it we need to live somewhere, and a $350 mortgage payment is nothing to hold onto such a deal 

So to answer the post, I think it's a pretty sweet idea!😀
