Do you currently own any units/if you're asking this question are you sure you're ready for 10 units? Nevertheless, institutional money usually has a lot better terms (lower rates, little to no points,) than private money (although private money is whatever you can negotiate.) Both have their places- I'm sure these forums have oodles of information on both options!! Good luck!

You're in an awesome spot. I have a friend here who only buys his rentals in Milwaukee.. lots of 40k properties all in renting for $850.. as you know, make sure you know your areas haha. I really like Sun Prairie. A lot of new jobs in the area and every time I'm down there I see tons of poorly managed multifamily buildings! Good luck!

What's the rough location / finish of the building? 625 seems very low for a 4bdrm

If the property meets your cash flow requirements/ROI requirements as a rental, maybe go that route. If not, maybe close on the property and sell it on the MLS. If you can get it for 80k and the ARV is 120k it's a no brainier
