@Damian Seguen whoa, that sounds like a nightmare. I’ve had a few successful refinances and it never took more than 45 days to close. Maybe I’m lucky with a good lender. Maybe me constantly emailing and stopping in their office helps. Best of luck wrapping it up!

I've never said I was starting a REIA, I was contemplating the idea of getting together with other investing friends monthly to just chat about our deal flow/business. That's not to say it's a bad idea or won't ever happen.

@ OP, seems like a lot of guys go up the the Appleton REIA's (I think there's two? Maybe three?) unfortunately I don't think there's anything like it in Fond Du Lac. If you're in the area lets grab lunch, or perhaps I could grab a few more real estate friends and we can all go out for lunch. Let me know!

@Daryl Martin specific books, podcasts, webinars I would say everythIng, literally everything you can get your hands on. Also, start making friends with other people in your area doing deals. When you find yourself on a texting basis with people constantly doing deals you’ll be amazed how soon they pull you up to their level.

@Elijah Glenn even on a 30 year am it looks like negative cash flow.. yikes. Anyway to get rents higher? Is increasing square footage a sound option?

@Jesse Jones not sure the fees with each but I know a lot of guys that opt for HELOC’s, I’ll be doing the same with my new house I’m in the process of renovating. I love the HELOC strategy.. be your own private money lender!

Randomly found a Grant Cardone episode on a different podcast. That lead me to typing in ‘Grant Cardone’ into the search and the BiggerPockets episode featuring him came up. I had no interest or thought of real estate before that. Now I’ve listened to every single episode 3x+ and have done multiple deals 🙂
