Instead of only focusing what could go wrong, what you might be missing, etc-- be sure to spend a little time what the deal will look like when you crush it!!

@Ben Leybovich could you link me to your best article regarding PIGS? Other investors in my area are praising such an asset and I really want to avoid what you (or others) might have gone through.

That deal didn't work out. It would have cash flowed very well but morally I didn't want to persue it. It's what Ben Leybovich likes to refer to as "pigs."

I did however talk with a lady tonight at the YMCA who's having trouble. Her husband just died and she has 5 properties that she doesn't live in.. Going to work with her and see what we can do! They are very distressed and he bought them all over 10 years ago to fix and rent and he never got around to it.

Currently I'm looking at duplexes to owner occupy, have a few showings scheduled this week!! 

How are things with you @Shawn Ackerman? I hope you're killing it man, really appreciate with you checking up on me. That's what this is all about. Awesome stuff

Awesome! Where in the state are you exactly?

House hacking w/FHA financing can be a very good idea! Maybe try to find a nice 4-plex

Being in Wisconsin, there are a lot of "pigs" that I really think we should be avoiding 

When you start crunching numbers you will see they cash flow very well.. I suggest reading Ben Leybovich's article on the subject by searching at the top. 

Good luck with everything. If nothing else, you have the next year to read, listen, analyze, and save!

A message from a huge broker in our area: "I've never known an investor to buy only 1 investment property.. It's either they buy 0 or a lot"
