Same exact boat. Ended up buying a used sierra 1500 w/145k miles for $3500 w/4x4. Reasoning is exactly as previous poster suggested.. an 800$ truck payment is very hard on your DTI not to mention a 40k truck financed will add 45-50k (because of interest etc) of BAD debt to your balance sheet if I’m not mistaken.

I'm 'house hacking' a single family. I bought the house last year for 40k, invested 10-12k thus far, and I'm certain house would appraise for 100-105k in this market, although I won't be selling for at least another year. Not only am I sitting on a good chunk of equity, but doing a live n flip and getting your hands dirty teaches you A LOT about how a house goes together if you didn't already know. I would call it flipping with training wheels. Hopefully my great experience will help you in your decision making!!

Revit is extremely intelligent software and I use it almost daily. For the everyday real estate investor it might not be worth it to buy or learn it but better to hire someone to do this work... highest and best use!

Sketch up I've heard is pretty good for the everyday guy, I've still yet to experiment w/it though.

Are your competition all offering open kitchen concepts and is it absolutely critical? Hardwoods are definitely the way to go! I love vinyl plank but hardwood is the best solution imo

Neither!! Vinyl plank flooring. The stuff is amazing and priced identical to laminate. Water proof, relatively abuse proof, and very easy to install

I'm not see if this has been said but millennials WANT to buy a home but ''can't." I'm not sure of the actual numbers but it seems everyone I've graduated high school with has a brand new car w/a brand new $300-400 lease payment. They all have student loan debt. They all have the latest and greatest phone, shoes, headphones (why do you need $200 headphones!?,) and so on and so on... Couple that w/the fact wages aren't growing as fast as expenses seem to be which is why millennials aren't buying homes. That being said I'm a millennial and buying homes :)

Do you plan on living in the duplex? This does not look like a deal. I can't see the numbers you entered but I do see the 2% COC return and 80$ cash flow which is NOT good
