When you're flipping your feet shouldn't be wet-- may be a sign of bad pumbing (nobody likes a flooded home!)

Sorry for the cheesy joke.. you don't ever have to talk to me again

Anyways, welcome to BiggerPockets haha

Absolutely yes. I've been flirting with the idea. Just for the sake of actively being around real estate on a daily business AND getting paid for it. There are also the benefits of being able to access the MLS etc, etc, etc

I guess it depends on you really.. how involved do you want to be involved with real estate? Not everyone NEEDs to be an agent, but it definitely has it's advantages

Ayyyy, Welcome to BiggerPockets! I've been doing a lot of read-up on flipping and i've located and mailed to a lot of amazing potential deals in my area-- I'm sure your area is very similar!

What are you telling us for? Go start throwing dollars and sign your name wherever the seller asks! Looks good to me

 22 wow, I'm impressed!

 What's your first deal?

Haha to be clear- 22 years old not 22 deals.

In the last hour it turned into 2 possible deals haha. Both are seller financed duplexes. One is older and fits the almost 3% rule and the one I was just told about is newer fitting the 1.5% rule (ish)

I want to sort out a seller financed deal strictly for long term cash flow and this Summer finance a nicer duplex to owner occupy-- hopefully I will be at 4-6 units by the end of 2016.

I'm going to start this off on a very positive and exciting note:

how old were you when you started investing in real estate?

22 years old (Putting together my first deal as we speak)

What is your annual cash flow on your properties?

$300 ($150 per door, after expenses)

What could you have changed what you know now?

Never buying xbox 360(s) or 15 pairs of shoes through High School and shoving all money into buy and hold real estate

Why invest in rental properties?

Robert Kiyosaki told me to

Did you have a great mentor?

I currently have 3 great mentors

I don't know about the south end of Wisconsin but I know in my area the rental market is pretty "hot"

Good luck on finding those deals!
