Looking to hit the ground running

Hello All, 

I've been reading bigger pockets and listening to the podcasts for some time now and I finally decided to take the plunge. I'm on the hunt for rental properties to pad my limited portfolio. I'd like to hit the ground running and purchase something that already has a locked in tenant. Since I'm just starting out I'd function as PM. My ideal location is North Chicago Land or Wisconsin. I'm open to other locations, I just happen to be familiar with these two areas.

I'm receptive to any recommendations and I look forward to connecting with all of you on a professional level.
