@Ben Volkman- keeping it liquid sounds like the best plan of action. You are saving at a pretty fast pace, you will hit your goal soon enough that preserving capital should be a higher priority than growth, in my opinion. You'll get that growth you seek when you do your first deal, if you buy right!

@Matt Santillanes attending a meeting near you is a great way to get ahead! There are usually lectures that can help you be informed about various topics in real estate, and if you introduce yourself and ask others about their investing, you might meet the person that can help you out as well.

One other thing, listen to the podcasts here on Bigger Pockets: they can give you a lot of information as well, and are super entertaining.

Lastly, be sure to stay active in the forums: it's a great way to learn and to connect with others!

This has become the place for me to come to pat myself on the back: I am halfway towards my goal today!

@Suki Su I don't know about the other information, but I believe some hard money lenders will have you put down 25% of the full amount needed, and others will off the loan with a smaller down payment, but higher rates/ fees.

I once heard of a concept of a wholesaler having a partner put up the money for marketing, doing all the work as their contribution, and then splitting the profits 50/50. If you're willing to hustle, there might be someone out there who can put up the money for the marketing for some sort of profit per deal.

One other point is that when you do have a sum of money that you can use for marketing, I think it is preferable to send a mailing to 100 addresses 5 times than one time to 500 addresses. Just one of the tips I once read about this.
