@Blake Johnson Good luck getting to your goal. Do you also know what you want to be living off of by then? Rental income, a flipping business, etc?

@Moisey Meyer I've made a lot of goals that I have not yet achieved, but I am farther along than if I had never set them. Keep working on your goals, even if you get there five years late, FI at 30 is still an unbelievable goal.

Read Mindset by Carol Dwek. Nothing to do with REI but I wish I had it at 19. Read Extreme Ownership by Jocko Willink and Leif Babin for the business and personal discipline (I highly recommend the audio version as they read it themselves).

I read this book recently and felt it really taught me a lot.

@Jonathan Tang I would suggest taking a tour of the property while taking a contractor with you. They would be able to give you the range it can cost.

@Jason K. I belive the real answer is that the way you structure the deal is up to you, the operator. Of course this must be done within the framework of the laws, but I believe you get to decide what you think is a fair split, and then offer that to the investors that are interested. 

Good luck finding that attorney! There are likely many of them here on BP, you just have to find them. If you attend RE meetings near you, you can ask others for recommendations.

@Aisha S. Not sure what kind of time constraints you might have, but you can get a job in one of those fields, and then either be an intern or just spend a lot of your non-work time researching learning about the other.

@Tony Marcelle it sure is possible, you will likely get a better price but it will not cashflow, unless you do a house hack.
