Sabrina Savinski - Hillcrest is an area that has a stigma, FYI. Not sure how familiar you are with Frederick but just wanted to throw that out there. With that said, it commands a decent rent for what you can get a property for. There is a strong push through the Golden Mile Alliance to re-develop the West End of Frederick (where Hillcrest is located). Most recently, WAL MART just pulled the plug on their plans to build a store on the site of the Fredericktowne Mall. This has left some of the plans of "change" in that corridor in limbo. Amy Chen - how did you arrive at these two locations to invest? Just curious. I used to own a few properties in the Lawrenceville section of Pittsburgh. Have since sold those and now invest in the Hagerstown/Frederick areas. Would be happy to chat about what has and hasn't worked to help anyway I can. Mike

Lee Culver - I have evaluated them. Yes, they are lower. I find most things are relative though. I only get $1865 a month in rent but I'm all in on the property (2 units) for $100,000. For me, it works out around Hagerstown but the appreciation game is way less than DC.

Lee Culver have you considered looking in the Frederick or Hagerstown markets to find properties meeting your size criteria? These types of properties are plentiful a little further up I270.

Judah Houser congrats on taking a deal down. Old Towne Title is good...I have been involved in several transactions with them and have had no issues.

Brian Kolb - like Christina R. said, HUB City REIA is a good place to possibly locate a mentor. I've heard the Fredrick and Gaithersburg (or Germantown - can't remember) Meet Up are really good too.
