Mary Kelly, there is tons of information on BP about wholesaling. Also, check out Sean Terry's Flip to Freedom podcast. Both of those were very helpful in helping me get started wholesaling.

It is an excellent rehab market. We did one there a few months ago that sold for over asking.

If you are interested in off market deals, I have a multi-unit in Frederick County and one in Hagerstown. In addition, have off market rehabs in Martinsburg, Charles Town and Cumberland. Best of luck and would love to chat REI sometime...let me know if you are ever in Hagerstown or Frederick area.

Sabrina Savinski we are picking up a 3 unit to wholesale today in Hagerstown. Not sure what your buying criteria is but would be interested in chatting. Bill Kenny might be someone to network with, too. He is a local investor friendly agent. I just picked up a 6 unit and am transitioning to a local property manager. Will keep you and Ray Arends posted on how it goes.

Very interesting infographic. In this area, West Virginia is a little bit of its own animal. I know several people doing very well focusing their portfolio in the Martinsburg area. Like JR T. & Ray Arends said, the numbers work in Hagerstown and that is why we see the influx of out-of-the-area investors, I think.
